"My husband Ed and I had listed our townhouse for sale and were tying to on our own to sell it. We had a beautiful end unit in a wonderful neighborhood and felt it would be a fairly easy task. We spent 6 long months hosting open houses, buying flowers and balloons and dealing with the public as they strolled through our home weekend after weekend. We had people come in that were not qualified to even purchase our home, people that just wanted to see our beautiful home and get decorating ideas and others that thought they could make any offer and told us we were fools not to accept it because the real estate market was depreciating. We also dealt with many realtors that were less than gracious or professional when entering our home and insisted we would never sell unless we had a realtor, nor would we sell it for our asking price.

We received an e-mail from a realtor that had seen pictures of our home on our web site and said he had several prospective buyers that may be interested in our property. We did not respond at first, but he persisted and contacted us again. He asked if he could meet with us prior to showing our home to his clients and we reluctantly agreed. His name was Joseph Bograd and we expected more of the same treatment that we had already experienced from many other realtors. When we first met Joe, after a brief introduction, we gave him a tour of our home. He was extremely complimentary and felt we had a very desirable home that should easily sell. We sat down at the table and instead of ridiculing us for our attempt to sell the house alone, he said he admired our efforts and acknowledged all the work we had done over the last 6 months. He also understood our frustrations and without an ounce of pressure offered us his opinion and some alternatives to consider. We engaged in a very pleasant and extremely informative discussion with Joe. We became so at ease with his respectful treatment of us, we became more and more interested in his thoughts and ideas. He felt we had actually undervalued our home and if we decided we would like his help and expertise we could come to an agreement that was mutually beneficial to both parties, and this time he would do most of the work. Joe left our meeting with best of luck wishes and at no time did we feel a sense of pressure to have him represent us, nor did he make us feel like we would not be successful on our own. My husband and I were extremely surprised and felt we had just met the answer to all of our prayers. We couldn?t think of a single reason not to let Joe represent us. He presented himself in the most professional and polite manner. He treated us with such respect and he listened to our concerns without being at all defensive.
